How do I read an unsaved Excel ?

When we first open excel sheet, it contains some data. But with time, user starts editing it (without saving it). Can't be dependent on user to save to worksheet everytime he/she updates a cell. I need to read it. Checking will be frequent, so loading it every-time may be time consuming. 

Currently I am using below code, It does gives result for the first time, but when cell is edited, it gives 0 as output.

 $oExcel = _Excel_BookAttach("C:\path-to-excel.xls")
$sResult = _Excel_RangeRead($oExcel, Default, "L8")
MsgBox(0, "", "Variable $sResult contains " & $sResult)

The user editing the Excel workbook is sitting at the same computer where the script is being run?
